Most home maintenance advice you will find online was written for somewhere else. It tells you to worry about freezing pipes, ice dams and snow loads. In Southern California we have a different set of problems, and they arrive on a different schedule: months of dry heat, then Santa Ana winds that drive embers, then a short concentrated rainy season that finds every weakness in a roof, a wall or a slope at once.

Short answer

Southern California home maintenance follows three seasons, not four: the dry season, the wind and fire season from roughly October through January, and the rain season from about November through March. The single most valuable habit is preparing your roof, gutters and site drainage before the first storm, and clearing vegetation and roof debris before the first strong Santa Ana wind.

This calendar is organised around those real seasons. It is written for owners of existing homes — not just people building something new — and it focuses on the small, cheap, unglamorous checks that prevent the expensive structural problems we get called about later.

Why doesn’t standard home maintenance advice work here?

A home is a system for keeping water, heat, fire and ground movement on the outside. What changes from region to region is which of those forces attacks hardest, and when.

In Southern California, four things shape the maintenance year:

  • Rain arrives concentrated, not spread out. A large share of the annual total can fall in a handful of storms. A gutter that would cope in a gentle climate overflows here, and the water goes somewhere — usually against the wall or down toward the foundation.
  • The dry months bake everything. Ultraviolet light and heat degrade sealants, caulking, roof underlayment, exterior paint and window seals faster than most owners expect.
  • Wind and ember exposure is a design problem, not just a landscaping one. Most homes lost in a wildfire are not consumed by a wall of flame. They are ignited by embers landing in a gutter, a vent, or the first few feet of ground next to the house.
  • Soil moves. Expansive clay soils swell when wet and shrink when dry. That annual cycle is one reason stucco cracks, doors stick and slabs show hairline movement.

Once you see the year that way, maintenance stops being a chore list and becomes a sequence with a logic to it.

Notice that the wind season and the rain season overlap. That overlap in late autumn is the busiest and most important stretch of the year, and it is the reason this calendar front-loads work into September and October.

What has to be done before the first rain?

If you only do one block of maintenance all year, make it this one. Every item here is cheap, and every one of them prevents a category of damage that is expensive to reverse.

Clear the gutters and downspouts properly. Not just the leaves you can see from the ground — the compacted debris at the outlets. A blocked downspout turns a gutter into a trough that overflows against the wall, and repeated soaking of one spot on a stucco wall is how water gets behind the finish.

Look at the roof before it is tested. From a ladder at the edge or from the ground with binoculars: lifted or slipped tiles, cracked or curling shingles, debris packed into valleys, and anything that looks disturbed around penetrations. Pay attention to flashing — the metal at chimneys, skylights, vents and wall junctions. Flashing failures cause more leaks than roofing material failures do.

Check where water lands and where it goes. Stand at each downspout. Does it discharge onto a splash block or a drain that moves water away, or straight onto soil at the base of the wall? Then walk the perimeter and look at the ground itself: it should slope away from the house. Planter beds built up against the wall, new hardscape, or years of settled soil often reverse that slope without anybody noticing.

Test the area drains. Yard drains and catch basins silt up quietly. Pour a bucket of water in and watch. If it pools, it will pool in a storm too — except with far more water.

Check windows and doors. Look for failed caulk joints, gaps at sills and any sign of previous water tracking below openings. Water damage is almost never caused by rain falling on a house. It is caused by water that could not leave. Keep the paths open — gutters, downspouts, drains, and ground that slopes away — and you have prevented most of what goes wrong in a Southern California winter.

What should you check during Santa Ana wind and fire season?

Wind season and rain season overlap, and usefully, so does the work. Clean gutters matter for both: in a storm they carry water away, and in an ember event they are one of the most common ignition points on a house, because dry needles and leaves sitting in a metal trough are perfect kindling.

The priorities during wind season:

  • The first five feet around the house. This narrow strip is now the focus of California’s defensible space thinking, and it is the highest-value zone you control. Bark mulch against the wall, a woodpile, dry shrubs, a plastic bin, patio cushions — anything combustible in that band gives an ember a place to take hold right against your structure. Gravel, bare soil, concrete and well-irrigated low plants are the safer choices.
  • Vents. Attic, gable, eave, crawlspace and foundation vents are direct routes for embers into the building. Ember-resistant vents are an inexpensive retrofit compared with almost anything else that improves fire performance.
  • Roof and valleys. Debris accumulating in roof valleys and behind chimneys is fuel sitting on the most exposed surface of the house.
  • Overhanging and touching vegetation. Branches over the roof, shrubs against walls, and continuous vegetation that could carry fire toward the building.
  • Outdoor furniture and stored items. During a red flag warning, moving cushions, mats and combustible clutter away from the walls costs nothing.

What should you look for during and after a storm?

Here is the piece almost everyone misses: the most useful inspection of the year happens while it is actually raining. Problems that are invisible on a dry day announce themselves in a downpour, and fifteen minutes with a jacket on will tell you more than an hour of dry-weather guessing.

During the rain, walk the property and look for:

  • Gutters overflowing at a particular point — that is a blockage or an undersized outlet
  • Water sheeting toward the house anywhere on the site
  • Ponding that does not drain away within an hour or so of the rain stopping
  • Water running across hardscape toward a garage, a door threshold or a basement-level room
  • Damp patches appearing at the base of walls
  • Waterfalls off the roof edge where there should be a gutter

Inside, check the usual suspects while the roof is under load: ceilings below valleys and penetrations, the tops of windows, the corners of exterior-facing rooms, closets on outside walls, and the garage ceiling. A faint brown ring, a bubble in paint, or a musty smell in a closet is worth investigating.

Then take photographs. A dated photo of where water actually went is far more useful to a professional than a description months later, and it is valuable documentation if you ever make an insurance claim.

What needs attention once the rain stops?

Spring is repair season. The wet months have just run a free diagnostic on your house, and the findings are still visible. This is the moment to act on them, while the weather is mild and before the summer sun bakes everything.

Deal with what the rain revealed. Every stain, damp patch, ponding spot and overflow you noted has a cause. Fixing the cause — a blocked drain, a reversed slope, a failed flashing — is usually modest work. Repainting over a stain and hoping is not a fix.

Inspect stucco and exterior walls. Fine hairline cracking in stucco is common and often cosmetic. What deserves attention is cracking that is wide enough to admit water, cracks that step diagonally from the corners of windows and doors, cracks that have visibly grown, or any area that sounds hollow when tapped. Damp, chalky white deposits (efflorescence) indicate water is moving through the assembly.

Re-seal and re-caulk. Sun destroys sealant. Check joints around windows, doors, trim, penetrations and where dissimilar materials meet. This is genuinely one of the highest-return maintenance tasks per dollar spent.

Book a termite inspection. Subterranean and drywood termites are widespread here, and spring swarming season is when evidence is easiest to spot.

Check decks, stairs, railings and any exterior wood. Probe for softness at the points where wood meets concrete or soil and where water sits. Railings should not move when you push them.

Tune your irrigation. Sprinklers spraying the wall of the house are a slow, expensive problem: constant moisture against stucco and framing, and saturated soil at the foundation. Aim water at plants, not at your building.

What should you check before the summer heat?

Summer maintenance is mostly about systems and comfort — and about the components that quietly fail when they are working hardest.

  • Service the air conditioning before you need it. Changing filters is a homeowner task; every one to three months is a reasonable rhythm depending on pets, dust and use. A dirty filter makes the system work harder, cost more and last less.
  • Attic ventilation. An under-ventilated attic in a Southern California summer becomes an oven directly above your ceiling, which drives cooling costs and shortens roof life.
  • Check the water heater. Most tank water heaters last somewhere in the region of eight to twelve years. Note the age from the label. Also confirm it is properly strapped for seismic movement — this is a code requirement in California and an easy thing to verify yourself.
  • Clean the dryer vent. Lint accumulation in the duct is a genuine and preventable fire risk, and a blocked vent also makes the dryer far less efficient.
  • Test smoke and carbon monoxide alarms. Replace any alarm more than ten years old; sensors degrade whether or not the battery is good.
  • Look for leaks. Hose bibs, irrigation valves, under sinks, around the water heater base and at the toilet bases. A slow leak is cheap now and expensive later.

Which maintenance tasks actually protect the structure?

Most maintenance lists treat every task as equal. They are not. A handful of items protect the parts of your home that are genuinely difficult and costly to repair — the foundation, the framing, the roof structure and the slopes your house sits on. If your time is limited, spend it here.

The pattern is hard to miss: nearly every serious structural problem in a Southern California home starts with water going somewhere it should not, or with soil getting wetter or drier than it should. Plenty of this list is genuinely a Saturday morning. Some of it is not, and the difference is usually about safety, or about whether an untrained eye can actually interpret what it is seeing.

What does deferred maintenance actually cost?

The reason maintenance gets postponed is that nothing appears to be wrong. That is exactly the nature of the problem: building failures in our climate are slow, hidden and cumulative, and by the time they are visible the cheap window has closed.

The progression is remarkably consistent:

  • A blocked gutter overflows against a wall for one season. Nothing visible happens.
  • The next year, the paint bubbles slightly at the base of that wall.
  • The year after, the stucco is stained and a musty smell appears in the closet inside.
  • Eventually someone opens the wall and finds rotted sheathing and framing, and the repair now involves structure, finishes and possibly mould remediation.

The first step in that chain costs nothing but an hour on a ladder. The last one is a construction project. The same pattern applies to a downspout discharging at the foundation, a slope tipped toward the house, a failed flashing, or irrigation spraying a wall.

How do you keep this simple?

Nobody sustains a twelve-month checklist. What does work is a small number of triggers tied to things you will notice anyway.

The short version

  • Before the first storm each autumn: clear gutters and downspouts, look at the roof and flashing, confirm the ground slopes away from the house, and test the yard drains.
  • When a Santa Ana or red flag warning is forecast: clear roof and gutter debris, and clear the first five feet around the house of anything combustible.
  • While it is actually raining: walk the property and the interior, and photograph anything you find.
  • When the rain stops: fix the causes of everything you noticed, and re-seal what the sun has degraded.
  • Before summer: service the air conditioning, clean the dryer vent, test the alarms, and check the water heater’s age and strapping.
  • Once a year: walk the perimeter deliberately and take the same photographs from the same spots, so you can compare over time.

That last habit is more useful than it sounds. A crack is not very informative on its own. The same crack photographed twelve months apart tells you whether you have a cosmetic issue or something that is moving.

When maintenance turns into a project

Sometimes an inspection turns up something that is not a maintenance item at all — chronic drainage that needs re-engineering, a retaining wall reaching the end of its life, movement that needs a structural opinion, or a house that simply no longer suits how the family lives.
